    Looking for a part-time property maintenance helper for a 44 unit complex located in Mequon, WI. 10 hours a week. Some weeks less, some week more depending on season and need. Flexible, with rare emergency needs.

    Job duties would be the following:
    Core Responsibilities
    -Routine Maintenance: Conduct regular inspections of building systems, replace light bulbs and filters, and perform preventive checks on HVAC, plumbing, and electrical systems.
    -Repairs: Fix minor issues such as leaky faucets or clogged sinks, broken locks or doors and any damage needing to be repaired
    -Facility Upkeep: Perform painting, minor carpentry, and cleaning of common areas to maintain a professional appearance.
    -Groundskeeping: Manage outdoor areas by mowing lawns, trimming hedges, removing snow/ice, and clearing debris.
    -Unit Preparation: Prepare vacant apartments for new tenants through "unit turns," which include deep cleaning and minor restoration.
    Administrative Tasks: Communicate with property manager or tenants regarding repair status. 
    Essential Skills & Qualifications
    -Technical Knowledge: Basic proficiency in one or more trades, including plumbing, electrical, HVAC, and carpentry.
    -Troubleshooting: Ability to diagnose problems and determine the best method for repair.
    -Physical Stamina: Capacity to lift at least 50 lbs, climb ladders, and work in tight or uncomfortable spaces (e.g., crawl spaces).
    -Soft Skills: Strong time management to prioritize work orders and customer service skills for professional interaction with tenants.
    Requirements: a valid driver's license, reliable transportation and ability to be on call for emergencies. 
    Potential for onsite unit for living if good fit.
